Twice a year we will: 

  • Dye test all toilets.

  • Check all faucets for leaks. 

  • Check all exposed hot and cold water supply lines. 

  • All sink piping will be checked. 

  • All fixture drains will be checked. 

  • All lawn faucets will be checked for leaks. 

  • We will check all emergency water shutoff valves. 

  • We will check water heater visual inspection, looking for any sign of water, corrosion, or potential issues. 

Water Heater Yearly Maintenance Service Agreement

  • Temperature Check:

Verify that the water heater temperature is set to a safe and efficient level. 

  • Flush Sediment: 

Periodically flush the water heater to remove sediment. Following the steps outlined in the water heater flush procedure. 

  • Anode Rod Inspection: 

Check the condition of the anode rod. If it’s heavily corroded, consider replacing it to protect the tank from rusting. 

  • Check for leaks: 

Inspect all connections, valves, and the tank itself for any signs of leaks. 

  • Pressure Relief Valve Test: 

Test the pressure relief valve by lifting the lever to ensure it operates correctly. This valve is crucial for preventing excessive pressure in the tank. 

  • Inspect Burner (for gas heaters): 

If you have a Gas Water Heater, inspect the burner chamber for any signs of corrosion or soot. 

  • Insulate Pipes (if needed): 

Consider insulating hot water pipes to minimize heat loss and improve energy efficiency. 

Twice a year, we will:

  • Install Expansion Tank (if needed): 

If you experience issues related to thermal expansion, consider installing an expansion tank to relieve pressure. 

  • Check TPR Valve (Temperature and Pressure Relief Valve): 

Ensure the TPR valve is functioning correctly. If it’s leaking or not operating as intended, it may need replacement. 

  • Inspect Electrical Components (for electrical heaters): 

If you have an electric water heater, we will check the condition of the heating elements. 

  • Monitor for Unusual Noises: 

Be attentive to any unusual sounds, which could indicate issues with the heating element or sediment buildup. 

  • Water Quality: 

Consider water softening solutions  if your water supply is hard, as hard water can lead to sediment accumulation. 

  • Professional Inspection: 

Periodically, we will have a certified, professional plumber inspect  your water heater for more in-depth assessments.
